Palm Beach II Description:  

1st Floor:  Two story double grand stair entry, Formal Living behind also two story.  Open Formal Dining to right of Foyer with Wind cellar large enough to accommodate table and chairs plus refrigerator.  Office or Bedroom with bath to left of Foyer.  Library with spiral stair, two story, at left of Living facing rear of lot.  Two sided fireplace between Library and Living.  Bar and Pdr room in Hall. Island Kitchen on right of house open to Family room and Breakfast with nice Pantry.  Computer room off of Family and Pdr/Pool bath on side of home.  3 Car Garage at left side with service door.  Secondary stair at Garage to second floor.  Covered Entry porch and large rear two story covered Porch.
2nd Floor:  Two story Foyer grand Stair goes up to Bridge.  To right of Bridge is Large Master Suite with his and her WIC, shower and Tub separate, his and her Vanities, separate Toilet stall.  Bar/cabinet in Bedroom area.  Nearby two Secondary bedrooms with joined Bath.  To left of Bridge is 5th Bedroom with Bath, second story Library with atrium view below, Laundry, Servant/Nanny bedroom with bath, Game Room/Theater, Secondary stairs.  Library and Master Suite have private Balcony. Very elegant and classic Mediterranean Revival style based on Palm Beach motifs and Villa Serena.  Plans can be modified internally and externally to combine or alter rooms and change style of elevation.

More information below of Palm Beach II design:

    The design reflects the very luxurious section of Palm Beach where exotic designs were put forth by American architects in the 1920’s, which makes it a unique period style design.  The genesis of the overall forms and details are based on a combination of Moorish and Renaissance features that were emulated by builders and developers since, in most of the luxury communities in Florida and California.  The design is additionally unique as it has my own combination of form and detail, floor planning, etc.   The design has a grand stairway and Living Room at double height ceilings.  The first floor also has one formal and one casual dining area.  The formal Dining is open to the Foyer and to the Living Room.  A 12 - 14 ft. Family room with large entertainment wall unit is open to the Island Kitchen and casual dining nook.  The layout of rooms on the first floor is to separate formal and informal areas while offering views to the waterways at the back of the house.  

    The first floor also has one room that can be dedicated to a butler or nanny.  A large island Kitchen and adjacent Breakfast nook are also typical of American kitchens.  Other features include the two way fireplace between the Living and Library.  Covered porches, especially at the rear, are standards in Florida and most other areas in the U.S.  Upstairs the 3 secondary bedrooms are split from the Master Suite; two have their own baths, one bedroom shares a bath.  The Master Suite tends to be large and luxurious with large walk-in closets and large bath. Separate closets, shower and tub make the suite very nice, while a private balcony is offered to enjoy the views.  There is a TV/ bookcase wall unit in front of the bed and the separate sitting room.

The first floor has the following additional  features:   A wine cellar leading from the Dining Room, with a refrigerated area inside and a metal gate door.  Next, there is a small computer room by the Family room.  This convenient location allows adults or children a separate area for study or work.  Also connected to this room is a family powder room which also has convenient access to the pool.  An addition formal powder room is in the hall by the Library.  Next to it is a walk-up bar for convenient use from the formal areas.  3-4 car garage on one side.

A secondary stair in this plan allows access from the garages straight up to the second floor, for owner and also for house helpers.  Partial way up the stairs is an isolated laundry room with linen closet.  The second floor also boasts a multi-purpose game room or theater served by a separate bar.  Also a very impressive feature: a second story section of the Library accessed by a decorative spiral stair, so there are actually three ways to get from one floor to another.  A Servant bedroom is close to the secondary stairs.  There are three other secondary bedrooms, two of which share one bath.
